All 4 apartments are in one building around a spacious, enclosed courtyard with seating. So there is complete privacy for both the whole company and individual groups in the apartments.

There is a covered summer kitchen in the yard. The whole wooden table can comfortably fit the whole company in sunny and rainy weather. Upon agreement, we can rent a lockable charcoal grill for grilling 12 chickens or other delicacies.

In addition, the summer kitchen has a large wooden mega - bed with mattresses. The bed can be used for outdoor lounging and is very popular with children.

The apartments have two large living rooms with kitchens and fireplaces for the cold season.

The cottage is suitable for groups of relaxed friends, informal corporate events or cultural events (we have already had several concerts and now there is a painting exhibition).

Possibility to rent a boat for the descent on the river Moravian Dyje from Dačice to the cottage about 15 km.

FOR KIDS

Children have a large and yet safe space for their games. The yard is grassed, with running water (possibility to fill the children's pool). In the yard there are 2 children's corners with various interesting things for children's research and use (school blackboards with chalks, flipper, some toys, books, high chairs, etc.)

Sand and swing is here for the little ones, a hammock for the bigger.

FOR FISHERS

150 meters from the cottage is the Lower Pond with a stone and wooden table, bench and smokehouse. A little further on is the Upper Pond in the forest.

On both ponds, by prior arrangement, there is the possibility of fishing and buying caught fish. There is also an outdoor tank for your catch.

For fishing on the river and other ponds in the area, it is necessary to arrange a permit.

Accommodation in the Cottage

Bedrooms and rooms: LARGE APARTMENT (9 beds)

On the ground floor there is a spacious kitchen with a glass fireplace and a long table, around which the whole company can gather and there is still room for children's games in rainy weather. The floor is heated.

In the attic there are 2 bedrooms, each with its own bathroom with toilet.

- Yellow bedroom: 5 beds (one double bed, three single beds), bathroom with toilet, shower.

- Red bedroom: 4 beds (one double bed, two single beds), bathroom with toilet, shower, washing machine

The entrance to the Large Apartment is a veranda from the driveway and the courtyard. There is also a third toilet on the ground floor.

The kitchen is equipped with a refrigerator, ceramic hob, hot air oven, electric kettle and complete utensils for cooking and dining.

SMALL APARTMENT (7 beds)

The entrance to the apartment is from the driveway and the yard.

The apartment has two rooms, each with its own kitchen. Fridge and bathroom (shower, washing machine, toilet) are shared.

In the larger room you will find an old tiled stove, which is cooked and which also heats the next bedroom with 4 beds (one double bed, two single beds). In addition, there is a two-burner stove, a microwave and an electric kettle.

The smaller room has 3 beds (a double bed on a raised bunk bed with stairs and one single bed). There is a kitchenette under the bunk bed.

APARTMENT VE DVOŘE (9 beds)

The apartment has a living room with kitchen, where there is a piano - piano and a glass fireplace.

The kitchen is equipped with a ceramic hob, convection oven, dishwasher, electric kettle and large fridge.

The apartment has 3 bedrooms:

- Interconnecting bedroom with 2 single beds and a bunk bed.

- Behind her is a bedroom with 1 single bed and a bunk bed.

- Separate bedroom with tiled stove and bread oven. 2 beds (two single beds)

The bathroom is shared with a toilet, bath, washer and dryer.

The entrance to the apartment is only from the yard.

APARTMENT BY THE RIVER (4 BEDS)

Exceptional apartment with a large French window to the river. We guarantee unforgettable views in any season. Possibility to run out of bed straight into the river in the morning with a bonus. (Stone steps lead to the river, and even if it is not deep, in one place one can comfortably dive and can do a few temples.)

In the larger room you will find a kitchenette with two cooking hobs, a bathroom with a shower and a toilet. Upstairs with wrought-iron stairs is a bunk bed with 2 beds.

In the smaller room there are 2 beds (double bed). The room can be connected to the Apartment in the yard.

Entrance from the yard and from the river Moravian Dyje.

Sanitary facilities: 4x bathroom, 5x toilet.

Heating: Wood, electricity and part sunshine.

Transportation, parking: Right next to the cottage is a grassy area where you can comfortably park 7 cars. It is possible to park more cars, but for a fee of 100 CZK / day / car. (More cars means more damage to the lawn, which we need to renew regularly.)

Dining

All kitchens are fully equipped with cooking and dining utensils. Unfortunately, there is no restaurant in Modletice, so we have arranged the possibility of importing breakfast, lunch and dinner from the Restaurant in Podolí (Jemnice) when taking at least 10 portions.

Each apartment has its own bathroom, kitchen and its complete equipment. We have wi - fi in the cottage.

We prefer weekly stays from Saturday to Saturday.

Reservation and its cancellation:

The reservation is blocked only if you pay fifty percent of the price.

Upon cancellation, the client will not be refunded the reservation fee, but it is possible to arrange a stay at another date.

The customer is entitled to a refund of the entire amount only in the event of unforeseen events (such as natural disasters that prevent the stay or accidents in the building).

Surcharges:

In winter, an additional 10% of the total heating fee is charged. We will warm up the cottage before your arrival. (Higher costs for heating the cottage. The cottage is heated by wood.)

Arrival: ideally around 15 hours or by appointment

Departure: 10 hours or according to agreement and possibilities

Each guest should familiarize themselves with the accommodation regulations prior to arrival to avoid misunderstandings.
